1. Service Agreement
By engaging our construction services-whether for new builds, renovations, extensions, or specific construction elements-you agree to these terms. Our construction services operate in compliance with relevant UK Building Regulations, CDM regulations, and health and safety requirements.
We provide professional construction services through our qualified, CSCS-certified team across England.
2. Project Scope and Construction Standards
Our services include construction planning, project management, and building works. We focus on providing quality construction using appropriate techniques and materials that meet current UK building standards and regulations.
While we perform construction to professional standards, project outcomes can be influenced by ground conditions, weather circumstances, material availability, and regulatory requirements. We provide realistic assessments and use our expertise to manage project variables.
3. Client Responsibilities
To ensure successful project outcomes, clients agree to:
- Provide necessary planning permissions and building regulation approvals
- Ensure clear site access and adequate working space
- Make decisions in a timely manner to avoid project delays
- Provide accurate project information and requirements
- Arrange appropriate property insurance during construction
- Make staged payments according to agreed schedule
Proper project preparation and timely decisions help us deliver construction services efficiently.
4. Planning and Regulatory Compliance
Clients are responsible for obtaining necessary planning permissions and building regulation approvals before construction commences. We can provide guidance and support with applications, but ultimate responsibility for approvals rests with the property owner.
We reserve the right to suspend work if required permissions are not in place or if site conditions require additional regulatory considerations.
5. Quotations and Project Contracts
Formal quotations are provided based on detailed project assessment and are valid for 60 days. Project commencement requires signed contract agreement and any required initial deposit. Construction schedules are confirmed upon contract finalisation.
Additional work requirements identified during construction may affect project pricing and completion time, which will be communicated through formal variation procedures.
6. Project Management and Communication
We provide regular project updates and maintain open communication throughout the construction process. Clients will be assigned a project manager as the main point of contact for all construction-related matters.
Formal project meetings will be scheduled at key milestones to review progress and address any concerns.
7. Payment Terms and Schedule
Payments are structured around project milestones as outlined in the construction contract. Stage payments are due within 14 days of milestone completion. For projects exceeding £50,000, we may require advance payments for material procurement.
Late payments may result in project suspension and affect subsequent work scheduling. We reserve the right to charge interest on overdue payments at the statutory rate.
8. Construction Programme and Delays
We provide realistic construction programmes and work to maintain agreed timelines. However, construction projects may experience delays due to weather conditions, material availability, regulatory requirements, or unforeseen site circumstances.
We will communicate any significant programme changes promptly and work to minimise project disruption.
9. Variations and Changes
Any changes to the agreed project scope must be requested in writing and will be priced accordingly. Variation quotes will be provided before additional work commences, with written approval required for all changes.
Client-requested variations may affect project duration and will be incorporated into revised construction programmes.
10. Site Safety and Access
Construction sites can be hazardous environments. We implement comprehensive health and safety measures, but clients and their visitors must follow site safety instructions and wear appropriate personal protective equipment when visiting.
We maintain appropriate construction insurance, but cannot accept responsibility for incidents resulting from failure to follow site safety protocols.
11. Defects and Warranties
We provide workmanship warranties as specified in individual project contracts. Workmanship guarantees typically cover 2 years, while structural elements may have longer manufacturer warranties. Specific warranty details are provided with project completion documentation.
Warranty claims should be reported promptly and may require inspection to determine coverage under the terms of the construction contract.
12. Project Completion and Handover
Project completion involves final inspections, building regulation sign-off, and handover of all relevant documentation. Final payment becomes due upon practical completion and handover of the project.
We provide operation and maintenance information for installed systems and equipment as part of the project handover process.
13. Cancellation and Termination
Projects may be terminated according to terms outlined in the construction contract. Termination may involve payment for work completed, materials ordered, and reasonable termination costs. Specific termination procedures are detailed in individual project agreements.
We aim to resolve disputes amicably but reserve the right to terminate contracts in cases of persistent breach of terms.
14. Terms Modification
We reserve the right to update these terms periodically to reflect changes in our services, UK regulations, or industry practices. The current terms are always available on our website, and continued use of our services constitutes acceptance of any updates.
